These Terms of Service (“Terms”) govern your use of DREAM(“DREAM”, “we”, “us”), a property-management service for UK landlords available at dreammanagement.co.uk (the “Service”). By creating an account or using the Service you agree to these Terms. If you do not agree, please do not use the Service.
1. The Service
DREAM helps landlords organise property records, rental income, expenses, tax figures and compliance documents, including reading uploaded documents with AI to pre-fill information for you to confirm. We may add, change or remove features over time.
2. Eligibility and accounts
You must be at least 18 years old and use the Service for lawful purposes. You are responsible for keeping your login details secure and for all activity under your account. Tell us promptly if you suspect unauthorised access.
3. Plans, free trial and billing
DREAM offers a free plan and paid subscription plans. The Free plan is available at no cost and does not require a payment card. Paid plans add higher limits and more features; the current paid plans are:
- Starter — £9.99 / month or £99 / year (2 months free)
- Pro — £14.99 / month or £149 / year (2 months free)
- Portfolio — £24.99 / month or £249 / year (2 months free)
New subscribers to a paid plan start with a 14-day free trial. A valid payment method (debit or credit card) is required to begin the trial. During the trial you have full access to that plan’s features and you are not charged.
Unless you cancel before the trial ends, your paid subscription starts automatically when the 14-day free trial finishes, and the card on file is charged the then-current fee for the plan and billing period you chose. All prices are in GBP; any applicable taxes are shown before you subscribe.
Paid subscriptions renew automatically for successive periods matching your plan (monthly or yearly), and your payment method is charged at the start of each period until you cancel.
Extra storage. If you need more storage than your plan includes, you can buy additional storage at £0.50 per GB per month. This is a separate recurring add-on, billed monthly, which you can change or cancel at any time from Settings.
You can cancel at any timefrom Settings → Manage billing (or by contacting us). Cancellation takes effect at the end of your current paid period — you keep access until then, and you will not be charged again unless you resubscribe. If you cancel during the free trial, you will not be charged at all. Cancelling a paid plan moves you to the Free plan rather than deleting your data. You can also switch plans, or between monthly and yearly billing, from the same billing area.
Except where required by law (including any statutory consumer cancellation rights you may have), fees already paid are non-refundable, including for unused time in a period. If a payment fails, we may retry it and may suspend your access until payment succeeds. We may change our fees in future; we will give you reasonable notice before a change affects you, and you may cancel if you do not accept it.
Payments are processed securely by Stripe; we do not receive or store your full card details. Your use of the payment process is also subject to Stripe’s terms and privacy policy.
4. Your content
You retain ownership of the data and files you add to the Service (“Your Content”). You grant us a limited licence to store and process Your Content solely to provide the Service to you. You are responsible for the accuracy of Your Content and for having the right to upload it, including any personal data relating to third parties such as tenants.
If your plan lets you invite other people to view your account (for example an accountant on the Portfolio plan), those people get read-only access to the data in your account. You are responsible for who you invite and for removing their access when it is no longer needed; you can manage this from Settings.
5. Not professional advice
DREAM is a record-keeping and calculation tool, not a substitute for professional advice. The figures, tax-year totals, capital-gains estimates, forecasts and compliance reminders it produces are for your convenience only and do not constitute tax, legal, accounting or financial advice. AI-extracted data may contain errors. You are responsible for checking all figures and, where appropriate, consulting a qualified accountant or adviser and confirming your obligations with HMRC and other authorities before relying on them.
6. AI features
Document-reading and other automated features are provided to save you time but may be inaccurate or incomplete. Always review and confirm the results before saving or acting on them.
7. Acceptable use
You agree not to:
- use the Service unlawfully or to store unlawful content;
- attempt to access other users’ data or breach our security;
- disrupt, overload or reverse-engineer the Service;
- upload malware or content that infringes others’ rights.
8. Availability and warranties
The Service is provided on an “as is” and “as available” basis. We do not warrant that it will be uninterrupted, error-free or that results will be accurate. We may suspend the Service for maintenance or changes.
9. Limitation of liability
To the fullest extent permitted by law, we are not liable for any indirect or consequential loss, or for loss of profits, tax penalties, or loss of data arising from your use of the Service. Nothing in these Terms limits liability that cannot be limited by law. Subject to that, our total liability to you is limited to the amount you paid us in the 12 months before the claim.
10. Termination
You may stop using the Service and close your account at any time. We may suspend or end your access if you breach these Terms. On termination, your right to use the Service ends; you can request an export or deletion of Your Content as described in our Privacy Policy.
11. Changes to these Terms
We may update these Terms from time to time. We will update the “Last updated” date and, where changes are significant, notify you. Continued use after changes take effect means you accept the updated Terms.
12. Governing law
These Terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
